Atlas Grove is your hospitality agent for renting English Basements, carriage houses, lofts, or converted townhouses on Airbnb and other platforms to generate significant short term rental income. Our mission is to make it easier for guests to have a wonderful stay in DC's unique neighborhoods, see parts of the city including and beyond the iconic sites, and to leave with an even greater fondness for our beautiful city during and after their visit.

We do this by helping homeowners list their extra space in properties as short-term rentals, increasing their profits, and taking care of day to day management and design. We are deeply committed to local design and art, but also excel in doing so fairly and inexpensively.

Never take a guest's late-night phone call again. We'll handle the communication before, during and after their stay as needed.

Don't worry about whether your home is prepped. We hire, train, and coordinate with cleaning professionals, and we have incredibly high standards, and it shows.

Squeaky bed? Water leak? Landscaping that's seen better days? We coordinate with maintenance professionals to make sure your property is always in top-shape.

A full calendar at $300 per night is not the same as a full-calendar at $400 per night. We use 3rd party software to optimize rates based on daily demand changes.

Airbnb and VRBO constantly make changes in their algorithms. We work to optimize where your property appears in search results, which requires continuous tweaking and refining.

Custom Digital Guidebook

This 2 bedroom, 1 bathroom English Basement apartment in the Stronghold neighborhood earned about $2,800 per month on Airbnb before on-boarding with Atlas Grove. Comparable long-term rent is $2,000-2,200 per month. No renovations were needed, but we updated the furnishings, freshened up the look with color and texture, and had professional photos taken. These hosts seemed to look around and ask "what could guests POSSIBLY need, and then let's give them a little more." The extra touches this unit go above and beyond what I've ever seen in an Airbnb.

Little details like tons of K-cups for the coffee machine (not the normal 1 per person), menstrual products in the bathroom and snacks made it really clear that this host wants people to feel like they're at their home away from home. I am so appreciative that we found this listing!

Why do I need a co-host?

Short-term rental investing is not passive. It's often said that it's 20x more work to manage a short-term rental than a long-term rental.

Whether this is a second home for your family or strictly an investment property that produces an income stream, homes need care and attention. Working with a professional will give you peace of mind that everything will be cared for and ready when you or your guests come visit.

What are your fees?

We believe in simple and transparent pricing.

1) Set-up Fee (typically $1500-3000): This covers all the upfront work required to get a property prepped and ready for optimal performance. This may include travel, physical space prep, coordinating professional photography and video content, listing creation, direct booking set up, social media setup, ad preparation, etc.

2) Booking Management Fee (25% of gross rental income): We only make money when you make money which is a great model because it jointly incentivizes us to help the rental property succeed. We will track booking revenue and invoice you once per month.

3) Monthly Service Fee ($125 per month): This fee is for a variety of standard services we provide clients (even if the property is unavailable to guests during an owner visit). It covers things like smart locks, security cameras, noise monitors, dynamic pricing software, cleaning and maintenance scheduling, and property management software, among others.

Can I work with you if I'm already under contract with someone else?

Yes, most contracts have an end or cancel clause. We can look at that with you and strategize the best way to end your current contract with the least hassle and lost revenue.

Which areas do you service?

We primarily focus on the Washington, DC market, but we also manage rentals in other parts of the country. No matter where you are investing, we have the tools and expertise to advise you on how to maximize your rental revenue.

Do I have to sign a long-term contract?

No, our partnership agreement has no term length. The relationship can be ended by either party with a written 30-day notice.

How do you find local cleaning and maintenance support?

If you do not already have a team, we will advertise locally for cleaners and home maintenance professionals with experience in short-term rentals. We contact the applicants, conduct the interviews, and hire them on your behalf (you are welcome to be involved in this or leave it to us). We have systems and processes in place for managing these support teams to ensure high-quality work.

Do you allow pets at the homes you co-host?

This is up to the owners. In properties we own, we allow pets and have processes and resources in place to handle pet-specific issues, including arrangements with cleaners. When we perform our property analysis for you, we will look at the market and the property characteristics and advise you whether it's a good idea to allow pets.

How do you manage supplies?

We will inventory and manage them for you, so this is not something you need to think about.

Do you create or manage our direct booking site?

If you'd like, we can create and manage a direct booking site which can be a great way to reduce fees and maximize ROI on off-platform marketing.
